WECA Snow Removal - General Reminders
 
With the snow season upon us, we would like to remind homeowners to shovel around your vehicles and clear your parking spaces as much as possible.  Even if you do not plan to drive that vehicle in the next few days that space needs to be cleared for it will melt and refreeze  Remember, even your secondary vehicles parking spaces must be shoveled.  When that snow melts or any snow in the parking lots melt, it will create slick roads and may refreeze at night.  This refreezing will add an extra expense of salting the roads frequently at the cost of a few thousand dollars each occurrence.  As you can imagine, removing as much snow as we can when the contractor is here, after a storm ends, is the best course of action.  The contractors are not shoveling between vehicles in order to save money. When the plows and bobcats begin working on your street/court, we asked that you remove your vehicles from the parking spaces so they can make a sweep to remove the snow. Once your spots have been cleared and the contractors move on, you may return your vehicle to the parking spaces. It is less costly, for us as homeowners, if we move the vehicles and allow them to clear the streets.
 
Please remember to spread the word to the neighborhood we all need to work together to help keep the community costs down.  This is a great way we all can help save our community money.    
 
Also, as a precaution, please do not approach the drivers of the bobcats or the plow trucks.  This is for your safety as well as theirs.

Notices
Any notices to be distributed to Wedgwood residents must first be approved by the Board of Directors.  We have listened to the requests of homeowners.  There is a no solicitation policy in Caln Township and in Wedgwood Estates.  Homeowners have expressed they do not want any flyers on their property unless it is directly from the WECA office.  As the community understands, from time to time notices must be sent, getting approval from the office is an easy task since we have day and evening hours.  All requests must be submitted in writing, with a copy of the flyer, to the office.  The homeowner who is requesting permission must submit their name and address along with the request.  This information will be retained in the homeowners file.  Any questions, please feel free to contact the office in writing. 
The Community Center is available for meetings and parties. The rental fee is $50.00, plus a $200.00 security deposit - returnable upon a clean checkout. For more information or a rental application, contact Carrie Wallace at (610) 873-7208 or email us wedgwoodestates@verizon.net
Community grounds
All members of the Association are welcome to use community property, but must first fill out a request form for larger gatherings in the front field and fields adjacent to courts.  This includes private parties and yard sales. This practice has been adopted by the Board for safety, communication and legal concerns.  Contact the office or download the form here.
WECA Rental Property Policy Reminder
For all rental properties in WECA the office requires the following to be on file:
1.  Current Homeowners address and all contact information including current telephone number
2.  Copy of the current rental agree or lease with tenant and tenant information
3. Current years Caln Township rental/occupancy permit
4. Proof of homeowners hazard insurance

Capital Buy In Resolution
 
The capital buy in was passed by the Board of Directors on March 9, 2010 and mailed on March 12, 2010 to each homeowner.  This resolution will be in effect on April 15, 2010.  If you home is up for sale and went into contract prior to 4/15/2010 you are exempt.

Skateboarding
 
This subject seems to come up every few years.  This is not a new subject in the community.  As the Rules and Regulations advices skateboarding is prohibited in the Wedgwood Community.  Wedgwood adheres to all Caln Township rules.  The following is directly from the Caln township web site under codes.  
 
 No person shall use, operate or ride upon any skateboard in any public park, tennis court, public parking lot, public parking garage or public sidewalk or upon any street or other public property, except for public skateboard facilities and publicly sponsored or authorized skateboard events, within the corporate limits of Caln Township. Further, no person shall ride, propel, push or otherwise operate a skateboard upon any private parking lots within the corporate limits of Caln Township. Further, no person shall ride, propel, push or otherwise operate a skateboard upon any private property without first obtaining the written consent of the owner of such private property.
 
Also note, the office has spoken to our WECA insurance agent on this matter and we are doing what is best for the community to protect all 310 homeowners.  All concerns in this matter may be addressed in writing to the office via email or letter.   The email and letter must contain your WECA address and name.  The emails and letter will be retained in the homeowners file and followed up in writing from the office.  This policy is to protect all 310 homeowners and at the direction of Wedgwood’s insurance agent.  
 
Updated Information
 
The WECA Office asked that homeowners take the time to notify the office with any changes to phone numbers, email addresses, rental info, etc.  WECA uses this information to be able to email more notices, advise of emergency notifications, and save money of postage.  Please remember that all information is confidential and will never be shared with any other homeowner or any third party.  This information is solely for the purpose of WECA and to be used by the office staff to keep you the community informed in a more timely manner.

Community Lights
 
If you notice a street lite out please contact the office with the pole number.  Once we have three lights out we will contact the company to have the lights repaired.  Since we are charged a service call we try to save money by having a min of three lights not working.
 
 
Save on postage! 
 
A mailbox has been installed to the left of the office doors for dues and other correspondence.

If you haven't been by the office lately, there is now a bulletin board installed with current events and information.
 
 
Attention homeowners:
The Board of Directors would like to notify the community that there has been an increased amount of late-night activity in and around the courts. If you see cars in the courts that don't belong, or if there are people loitering around that don't live in the community, please call 911 and report the problem to the police. Please help us keep the community clean and safe.
