A FEW NOTES AND REMINDERS - 

 

  • Sealcoating - Ross will be in touch with owners who contracted sealcoating to schedule their driveways shortly
  • Chlidren & Safety - Please remind your children that Nancy Lane is a through street.  Children should ALWAYS stay on sidewalks or to the edge of the road, not play in the street; or ride down the middle at ANY time.  Prior to paving, children were playing hopscotch in the street… chalk will NOT be permitted on the new roadways.  If children wish to play, it should be in your private yards, common areas, recreational area or private driveways only
  • ​Parking - while street parking is permitted on one side of Nancy Lane, we are again reminding all owners and residents that you must park a minimum of (2) cars in your driveway at ALL times before using street parking.  We will be monitoring the street to address problem parking areas.  Owners who use street parking, cannot park at the end of a driveway on the opposite side of the street.  You must leave enough room for those owners to back out of their driveways.  If courtesy is not given, we will mark areas for no parking to accommodate ease of entry/exit into driveways.  No parking is permitted within 25 feet of an intersection (Nancy entrance at 66/75 Brighton)

​We thank each and every owner and resident for their patience and cooperation during the renovation project.  The additional curbing and sidewalk replacements added unexpected time to the project that both the HOA and contractor could not foresee until ground was broken, and the roadway was ripped.  The added scope of work, coupled with the crazy frequent storms, presented many challenges, and took longer than initially expected by any of us.  

We understand this was an inconvenience to all displaced from the lot/street.  Our contractor made every effort to allow access as much as possible during renovations, and both Wedgwood HOA and Ross Paving appreciate each and every one of you for working with us !!!

PAVING UPDATE - URGENT​ - ALL UNITS FROM 40 THROUGH 75 NANCY – 

 

PLEASE REMAIN OFF OF THE ROADWAY UNTIL REOPENED 


PLEASE DO NOT drive on any areas from the parking lot at the townhomes; through any section of the twins, or clubhouse driveway.  These areas will be completely closed until cured.  Barricades will be removed by the contractor or the HOA when the street is safe to be driven on.
 

TRASH - Thank you all for toting your trash to Wedgwood Drive this evening, and for retrieval of your cans tomorrow, while avoiding the newly paved surfaces.  We appreciate your cooperation, and know it is an inconvenience to do so

 

FINAL WRAP UP - 

 

The paving project will continue Thursday, 7/31/19, and we will be finished with the renovation project

The paving project will continue Wednesday 7/30/19, and we are trying our best to topcoat and finish up...  Pray for no rain!!!

PAVING UPDATE - URGENT​ - ALL UNITS FROM 40 THROUGH 75 NANCY - 


The paving project will continue Tuesday 7/23/19, and will continue daily Monday through Saturday, until completion:

  • All units with driveway work scheduled (driveways being replaced and/or extended) - driveways will be ripped, excavated for extensions, binder coat and top coat installed THIS WEEK, Tuesday through Saturday - PLEASE IMMEDIATELY MOVE YOUR CARS TO WEDGWOOD DRIVE AND REMAIN THERE, until further notice
  • All units with new curbs at the ends of your driveway - PLEASE REMOVE YOUR CARS TO WEDGWOOD DRIVE EFFECTIVE THURSDAY BY 8 AM, AND REMAIN THERE, until further notice
We will update you with the process stages as quickly as we can, so you are kept in the loop.  As so many driveways are involved, the contractor will be repaving ALL driveways in stages, each stage being completed on every contracted driveway, then moving to the next stage of completion:
 
DRIVEWAY WORK - all driveway work is expected to be completed by Saturday 7/27-Monday 7/29/19
  • ripping of old asphalt
  • ​excavation of base/extensions
  • base/binder coat
  • top coat & seal joints
 
STREET WORK - The project is expected to be completed, in full, by the end of next week​ (Saturday 8/3)
 
  • After driveways are completed the roadway will be ripped, base/binder coat installed, and then topcoat to finish.  
  • Work is proceeding daily, Monday-Saturday until completed
  • The project is expected to be completed, in full, by the end of next week

NOTICE - Sunday, July 14, 2019 - 10:11PM

PAVING UPDATE - URGENT​ - ALL UNITS FROM 40 THROUGH 75 NANCY - 


The paving project will continue this week as follows:

  • curb-line pours were finished on Saturday 7/13/19.  We will be allowing one week before beginning driveway work, for curb-lines to completely cure
  • contractor will be on site throughout this week to check poured curb-lines, back fill and prepare for driveway work to begin next week

Driveways with new curb-pours this past week, PLEASE do not drive over the entryway curb.  You will be able to re-access your driveways after concrete is fully cured.  The contractor will back fill with stone on both sides of your driveway curb to afford temporary access, until your individual driveway replacement is scheduled.  Re-access to closed driveways is estimated to be Wednesday evening.  

 

After your driveway end has been back filled, and afforded temporary access, ​owners and residents may park in their driveways only, using the north entrance closest to Bianca, until further notice. ABSOLUTELY, NO STREET PARKING to allow access for paving trucks & equipment, and trash trucks, to be able to maneuver away from curb-lines recently replaced.

Driveway work will begin early on Monday, 7/22 and continue through Saturday, 7/27/19.  We will update with the order of driveway replacements mid week.  If you are planning on being away from home during this period, and your driveway is scheduled to be replaced, please email the office for parking accommodations for your vehicle while you are away.  We will afford you a safe place to park away from the paving work to be completed.

The paving project will be moving forward, as previously informed, Tuesday morning 7/9/19, full force. 



ALL UNITS FROM 40 THROUGH 75 NANCY - 

All units must remove their cars, and park on Wedgwood Drive, as access to the street and your driveway will be blocked while new curbs are being installed.

 

Concrete work will begin early on Tuesday, 7/9 and continue until further notice, with contractor replacing curbing at the end of driveways, and storm drain tops, by sections of street.

NOTICE - Thursday, July 4, 2019 - 1:51AM

The paving project will be moving forward next week in full force.  The contractor will be on site Friday, 7/5/19 to prep for curbing rip-out.


ALL UNITS FROM 40 THROUGH 75 NANCY - 

Contractor will be on site Friday, 7/5/19 to saw cut along the curb-lines to be replaced.  This will be a saw cut through the asphalt surfaces to enable removal of the curb-lines.  It will not affect your access to the street or your driveways completely, however, the equipment may be along the street, and at the end of your driveway for a short time to complete the cutting process on both sides of the curbing slated for replacement.  All curbing painted with a white "X" is being removed and replaced next week.

 

​Owners and residents may park in their driveways only, using the north entrance closest to Bianca, until further notice.  ABSOLUTELY, NO STREET PARKING to allow access for paving trucks & equipment, and trash trucks, to be able to maneuver away from curb-lines recently replaced or in progress.

NOTICE - Thursday, June 27, 2019 - 1:04AM

PAVING UPDATE - URGENT​ -

We apologize for the delay in concrete work.  We have lost 45+ days due to rain, from April-June, delaying our original start date, and causing weather delays throughout.  In addition, we had some late changes from several homeowners, and driveways that required enlargement permits had to be permitted before final scheduling of work could be accomplished.  

Some of the curbing on the street, not originally contracted by the HOA with the original project scope, had to be added for replacement due to unforeseen issues underground, and required approval and permitting to do so.  These needed modifications were not known by the HOA nor the contractor until the adjoining areas were excavated and the issues became visible.  

The project is moving forward, and will resume full force the week of 7/8/19.  We are trying to allow next week to be free access for owners due to the holiday.   We felt owners who are travelling might not want their vehicles on Wedgwood Drive while they are away from home, and the police might not be able to patrol normally during that time, as the holidays are crazy for them.  We thank you all very much for your understanding and cooperation.

UNITS 40-42-44-46-48-50 NANCY - UPDATE 6/26/19

Contractor will be on site, Thursday 6/27/19:
Contractor will be back-filling driveway ends (where replaced) with stone to allow temporary access to your driveways until paving begins.  You may re-enter your driveways the evening of Thursday 6/27/19, and use them until further notice

  • parking lot will reopen this evening, contractor will remove cones to allow entry ~5:30-6:00 PM
  • PLEASE -  NO HEAVY TRUCKS​ on new surface until next week (Uhauls, etc)
  • dumpsters and/or pods are prohibited in lot until further notice (placement must have prior WECA written approval)
Please note - sidewalk edges have not been soiled and seeded, where concrete curbing and walkways have been replaced.  This work will be completed by contractor at the end of the paving project on Nancy (Units 40-75 are yet to be finished)

PAVING UPDATE - 

 

​UNITS 1-39 NANCY - CLOSED UNTIL FURTHER NOTICE - 

Owners and residents must STAY OFF of the newly paved topcoat, until the HOA removes the cones from the entry near the pool, and the light pole near the clubhouse driveway.  PLEASE NO vehicles, bikes, scooters on the new surface.  Residents, please relay to your children and visitors.

 

The roadway will be reopened as quickly as possible.  Even though it looks awesome after todays coat, its not quite ready yet:

  • Wednesday 6/4/19 - Topcoat will be barricaded for curing.  New asphalt is soft, and must harden/cure before vehicles are permitted on the surface
  • Thursday 6/5/19 - contractor will be on site to stripe parking stalls and number spaces, paint will require one day to dry before vehicles are permitted on the surface
  • Friday EVENING 6/6/19 - if weather cooperates, and painting has cured for 24 hours, we will reopen the lot

 

UNITS 40-75 NANCY - HEADS UP -

  • UNITS 1-39 Nancy - Owners & residents may now park in the parking lot AWAY from new sidewalk and curb-line areas (torn out and/or painted areas with white "X"s), until MONDAY, JUNE 3RD at 7:00AM.  Cars in the lot on Monday at 7:15AM will be towed without further notice
  • UNITS 40-75 Nancy - Owners and residents may park in their driveways only, using the north entrance closest to Bianca, until further notice.  ABSOLUTELY NO STREET PARKING, to allow access for paving trucks & equipment, concrete deliveries, and trash trucks, to be able to manuever away from curb-lines.  We will advise when vehicles must be removed from driveways for paving of street.

NOTICE - Monday, May 20, 2019 - 16:37PM

Just a quick reminder, concrete work and paving begins tomorrow for Units 1-39.  All cars must be removed from Nancy Lane, from the clubhouse to the Nancy Lane entrance by the pool, by 7AM tomorrow morning.  

 

This area will be closed until further notice.  Parents please keep your children out of the area, as concrete and asphalt will be curing.  Please DO NOT remove cones and drive through closed areas.  

 

Cameras are on the area to monitor for any movement 24/7, and any damages will result in collection for same from the offenders.

NOTICE - Thursday, May 16, 2019 - 2:30PM -

 

The repaving of Nancy Lane will be taking place beginning at 7AM on Tuesday, May 21, 2019, weather permitting. We will be paving the parking lot section from the clubhouse to the street entrance at the pool first.  We kindly request the residents of Nancy Lane townhomes (Units 1-39) remove their vehicles from the parking lot AND street by 7AM on Tuesday, May 21st, to give our paving contractor full access to work.  Any cars left in the parking lot area (south and east of the clubhouse driveway) on Nancy Lane after 7:15 AM on Monday will be towed, at the vehicle owner’s expense.  Owners with driveways will be permitted to park in their driveways ONLY, using the northeast entrance closest to Bianca, until next posted update.

 
If you will be away on vacation between Monday, May 20th and Saturday, June 8th, PLEASE move your vehicles to the Wedgwood Shoppes parking lot, and park on the south edge closest to Rt 30.  
 
Paving Process/Schedule - 
Tuesday 5/21/19 - Street Paving/Sidewalk Repairs - 1-39 Nancy
1)  Street Paving/Sidewalk Repairs - paving & concrete work will begin on the southeast side of Nancy, from Units 1 through 39 (street entrance at pool to clubhouse driveway).  We are hoping to complete this area on Friday 5/24/19
Tuesday 5/28/19 - Street Paving/SIdewalk and Curb Repairs - 40-75 Nancy
1)  Curbline Work - curbs will be repaired in the twin home section from Units 40-75
2)  Driveways - driveway repaving for Units 40-75 (for owners who have contracted for repair or replacement)
3)  Street Paving - paving of the street/roadway from the clubhouse driveway through to the northeast entry/exit of Nancy at Unit 66
 
Parking is available on Wedgwood Drive, on the inside edge closest to/bordering Nancy Lane.  Please allow 15 feet from intersections, and from fire hydrants (a minimum of one car length).​  Please make sure that no emergency entrances are blocked so that large fire trucks are still able to get through and make the necessary turns onto the adjoining courts.  Please be kind to your neighbors and leave the closest spaces to the court entrances for the elderly, handicapped or persons with special needs.    
 
All residents will be able to drive and park on Nancy Lane ONLY AFTER our paving company removes the barricades.  Please do not walk on the paved surfaces during this time frame, kindly use sidewalks or lawn areas only, and parents PLEASE pass and reinforce this message to your children.
 
If you see cones in the entrances, but moved to the side DO NOT DRIVE ON THE STREET/COURT/PARKING LOT.   The contractor may have cones to the side for their vehicles or equipment to enter with material.  Once you are allowed back on the street, the cones will be 100 % moved out of the entrance by the contractor. 
 
Do not move or remove barricades or drive on the court and/or roadway until the paving company removes the barricades and opens the street.  Failure to comply will result in any damage remediation to the new surfaces being borne by/charged to the offender.
 
TRASH – THE HAULER MAY NOT BE ABLE TO ENTER THE STREET TO COLLECT TRASH.  WE ARE ASKING ALL OWNERS AND RESIDENTS TO KINDLY EITHER HOLD THEIR TRASH UNTIL NEXT PICKUP, OR PLEASE PLACE YOUR CANS ON THE GRASS AT THE CURBLINE ON WEDGWOOD DRIVE AT THE CLOSEST PROXIMITY TO YOUR UNIT.​

·       Any cars left on the street after notice to remove will be towed without further notice, at vehicle owners’ expense
·       Updates will be emailed and posted on our website at –www.wedgwoodestates.com, under the tab “News Flash”.  Please check regularly during the sealcoating renovations
·       Work must proceed as scheduled to complete the job timely

Our main goal is to complete this project as quickly and efficiently as possible.  But unforeseen issues do arise, as do weather delays.  Please be patient and work with the contractor.  It is only going to be a little inconvenient for a short time, but the end result will be beautiful !!   We appreciate your patience and cooperation.
